As buildings and elevators are not all the same, the maintenance requirements can differ based on use, traffic and type of equipment. Alcor Elevator Ltd offers three main maintenance agreements to ensure the specific needs per building are met.
IOG – Inspection, Oil and Grease
Keeping the costs low, the IOG package covers quarterly examination of all major components. This package is ideal for buildings that do not have a full size elevator, has little to no use or minimum traffic. Although the cost for the maintenance program is low, future call back or repairs need to be considered for best value options. Any and all required repairs will be bro
PM – Preventive Maintenance
On a regular monthly basis, our clients can expect to see a certified technician on site to perform the preventive maintenance. Similar to an insurance policy, the PM covers major parts and components that require repair or replacement.
FPME – Full Preventive Maintenance Enhanced
In addition to the items included in the IOG and PM package, the FPME has you covered 24/7/365 for any and all call backs. Worry free, you can assure that a technician is always on call and will be able to service the elevator promptly should there be an issue. All service vehicles are equipped with common stock parts and components.

Types of modernization
For building owners or general contractors who have under the scope of a modernization will vary depending on site specifics and type of equipment. A modernization package is not a one size fits all. Successfully modernizing over 200 building across Southern Ontario, we are here to guide our customers step by step on what to plan for when it comes to modernizing.
Full modernization
Using the existing shaft, this includes a complete over haul of the current device. The modernization will include compete new machines, controls, wiring, door operator and fixtures. The modernization will take place over a pre determined time and date, working with your schedule, bearing in mind that elevators are important form of transportation. Alcor Elevator Ltd. has successfully modernized over 180 elevators across southern Ontario. We have become a name to trust when it comes to a reliable, safe install.
Partial modernization
Not everyone is prepared for the costs associated with a full modernization. A partial modernization or upgrade is a cost effective solution to enhance your elevator’s performance. Types of elevators

Hydraulic Elevators
Inground
A common hydraulic design, the inground hydraulic is typical and found across many installations across Ontario. Alcor Elevator Ltd. has experience with this design and currently maintains several of these devices. This design can service up to 6 floors.
Holeless
Avoiding drilling a hole into the ground, the pistons for this device can be found inside the hoistway to raise and lower the car. This design is a great solution for buildings that are located in high water or unstable soil conditions.
Roped Hydraulic
The roped hydraulic allows you to avoid drilling and minimize the risk of corrosion. Limited to its travel restraints, this device can go up to 200 fpm.
Traction Elevators
Overhead Traction
One of the most common elevator applications the over head traction machine is located directly above the elevator. Typically in a pent house, the elevator equipment is easily accessible and easy to access for repairs.
Basement Traction
The higher wind turbines have specialty man lifts in the towers to take workers and maintenance staff up to the Less common than the overhead, the basement traction set up is where the machine and major components can be found in the basement. This allows for easy access to the mecahnics for
Machineroomeless (MRL)
The MRL is the newest of elevator technology. The machineroomless design is architecturally pleasing as the majority of the equipment is located within the hoistway.

Elevator modernization is something you should be able to plan for. As equipment ages parts and support becoming increasingly harder to find. A standard elevator lifetime is typically 20 to 25 years before requiring a major alteration or modernization. You may start to notice a decrease in ride quality and more frequent breakdowns of equipment, these are tell-tale signs to start planning for a modernization.
